Job Description SCOPE AND PURPOSE This position reports to the President and Chief Financial Officer and receives direction from the Lead Closing Coordinator. The Closing Coordinator is responsible for all activities related to closing affordable multifamily real estate transactions where MHT Housing Inc. (MHT) is either the developer or acting as a developer consultant. This position is MHT’s primary point of contact overseeing all aspects of the real estate closings including ensuring timely responses to lender’s, investors, and Low Income Housing Tax Credit Allocator’s (LIHTC) legal check lists. Working in coordination with MHT’s Lead Legal Counsel, this position maintains all check lists and is the primary responsible for addressing title and survey comments, assuring insurance compliance, and coordinating execution, compilation, and distribution and recording of legal closing related documents. Working closely with the lead underwriter, project coordinator, asset manager and construction accountant, this position is responsible for insuring timely submission of other affordable housing LIHTC related requirements such as Tax Exempt Bond requirements, Subsidy Layering Reviews, 10% Completion Reports and 8609 submission. And finally, working with the Construction Accounting team, this position assists in the coordination of the financial closing statements and equity installments. The position requires detailed knowledge of in real estate closings along with a general knowledge of government affordable housing programs such LIHTCs, federal and state taxable and tax-exempt lending options, rental subsidies, and gap funding opportunities. RESPONSIBILITIES The position responsibilities include the following: Overseeing all aspects of the assigned MHT related multifamily housing closings. Building and maintaining positive and effective relationships with external partners including MHT’s Lead Attorney, Syndicators, Lenders and agencies such as the Michigan State Housing Development Authority (MSHDA), the Department of Housing and Urban Development (HUD), City Officials, co-developers, accountants, attorneys, consultants, property managers, and other stake holders and associates. Maintaining a working knowledge of state and federal regulations. Continued involvement in industry activities, including continued education. Serving as a representative for the organization and its investments. Performing other duties which may be requested by President, CFO, Lead Closing Coordinator or other executive staff. QUALIFICATIONS Core Competencies include: Excellent time management, organizational and interpersonal skills. The ability to work under tight deadlines, manage priorities, and complete tasks with minimal follow up and oversight. BA/ BS in paralegal studies, real estate related studies, economics, business, accounting, or related field is preferred. Keen analytical skills and attention to detail is essential. Strong PC skills in (Word, Excel, Outlook) skills are required. Experience with construction and or rehabilitation of multifamily housing or closing multifamily real estate transactions is preferred.
